Currently, the site offers 49 pitches for caravans and camper vans, along with 40 tent pitches, as well as a facilities building providing for a reception area, café, a camper's kitchen, kids playroom, toilet and shower facilities, laundry room, a chemical toilet disposal point and sanitary facilities.

There are numerous walking trails available, catering to all fitness levels. The Lake Trail (1.1 km) is a leisurely walk around the man-made lake, offering stunning views of the 18th Century country house. Coillte is looking for expressions of interest for the operational lease of Curragh Chase Caravan and Camping site and a Coffee Dock located in the park's main carpark. Coillte is open to offering a 20-year lease to a suitable operator from the start of the 2026 season onwards. The offering presents an excellent long-term commercial opportunity.
Asking Terms
The lease will be available on a full repairing and insuring basis (FRI). We anticipate the lease to be for a term of 20 years at an approximate rent of 22,000 per annum, with rent reviews at the 10-year mark and at 5-year intervals thereafter. The lease duration is negotiable based on the tenant's long-term plans and may incorporate a future turnover rental calculation. The current facilities are run down and need a substantial capital spend to bring them up to standard. Noting this up front capital expenditure, an extended lease free period will be offered to offset these capital costs.
NOTE: The Coffee Dock is presently leased for the 2025 season and available for a longer term lease as part of the above offering. Intending tenants would require their own mobile coffee unit for which there is a designated serviced area including water and electricity.
