Please contact me by WHATSAPP ONLY on 089 985 4235 Fully furnished house with two bathrooms and three good-sized double bedrooms, in a prime location on Dublin Bus and Luas tram routes, with central heating, double-glazed windows, and a front and back garden. Recently upgraded to include a new Howdens kitchen in sage green colour, white composite countertops, new radiators. External upgrade works are now being carried out, and will be completed in time for the new tenancy. The house is a 1940's concrete-built, double-bay house. The stairs are located in the centre of the floor plan, with rooms positioned to either side. This gives good acoustic separation between all the rooms. On the ground floor, there's an entrance porch, stairs lobby, living room and kitchen. There is also one double bedroom located at this level. The living room is dual aspect, with windows to both the front and rear gardens. There is a feature open fireplace. The kitchen is at the rear, opening directly to the garden, which has a large decked area. Upstairs, there is the main bathroom and two more double bedrooms, one with ensuite. Both bedrooms are quite large, and are furnished with double beds, free-standing wardrobes and desks. The second (slightly larger) bedroom has an ensuite bathroom with 'wet room' style walk-in shower. With the exception of the bathrooms and kitchen, all rooms are dual aspect and have great sunlight throughout the day. There is also a large front garden which has lots of shrubs. On-street parking is free, and there's also an off-street car parking space at front of the property. A new gas boiler was installed in 2021 along with all new double-glazed windows. A new fitted kitchen was installed in 2023. The house is about 400m from the Broombridge Luas stop (green line), travel times are: 5 minutes to Grangegorman TU Dublin, 20 minutes to OConnell Street, 24 minutes to St Stephens Green. There's a bus stop right opposite the house, which is on the 122 route, taking you into the city in 20 minutes. The Broombridge Road station also gives access to mainline train which goes directly to Connolly Station in 10 mins, and Dublin Docklands in 15mins, and connects to Kildare, the midlands and the West (Sligo). There is a dedicated cycle / running route [Royal Canal Greenway] which allows you to cycle from Broombridge to the docklands in under 20 minutes. There's a good gym and sports campus 'Inspire Fitness' 300m away, and a community gym and sports facility at St. John Paul Park, just 150m from the house. Shops are located about 100m from the house including a large Centra and a Spar, pharmacy, coffee shop, etc. Navan Rd is a 3 minute walk away, which has more bus routes, as well as a big Tesco supermarket, a library, McDonalds, Insomnia coffee and a medical centre. Phoenix Park is 10 minutes walk, or a 2 minute cycle. This house is excellent for anyone who is tired of living in a cramped apartment and wants a garden, with their own front door and free parking, but still easily commutable and cycle-able to the city centre.
