Description
The Coollattin Estate is situated beside the village of Coollattin which lies between the towns of Shillelagh, Tinahealy and Carnew in West Wicklow and extends to approximately 497.9 hectares. It consists of mature and semi-mature commercial hardwood, softwood interlaced with lowland-rich agricultural land and one of the best driven shoots in Ireland. The shoot is primarily a driven pheasant and duck shoot with some wild deer also available. The river Derry meanders throughout the estate giving an everlasting water supply as well as streams, a fish pond and duck ponds. Gentle hills and valleys throughout the estate undulate between 213 ft and 700 ft above sea level create a perfect place for growing trees and for a driven shoot.
History
Primarily an old oak estate, Coollattin is steeped in history and records from 1224 show that timber from the estate was used to build the English fleet and part of the estate was declared a Royal Forest. In 1606 it had enough oak standing capable of supplying the English fleet for 20 years. Timber from the estate has also been used to construct some of the most prestigious buildings in Europe including the roof of Stadt House in Amsterdam, Westminster Hall in London, Lincoln's Inn in London and the Kings College Chapel in Cambridge as well as Trinity College and St. Patricks Cathedral in Dublin. It was used in many other uses as well as barges, battleships and barrels.
The estate passed through many noteworthy owners including Thomas Wentworth, advisor to King Charles, then 2nd Earl of Strafford, Thomas Watson Wentworth and then the Fitzwilliam family. In 1977 it was sold by the Fitzwilliam's to Mr B Cadogan and Mr P Tattan and later to an Irish registered company.
The current owners of the estate acquired it in 1983. For the past thirty plus years an enormous amount of felling and replanting took place and they proceeded to manage the woodland and to replant the best Oak plantations. The estate has been exceptionally well run over this period and will be brought to the market in top class condition for a new purchaser to reap the benefits of a carefully managed forest and shoot as well as to gain enjoyment from this investment opportunity.
The Woodlands
Coollattin has the perfect environment in which to grow timber due to many factors including its height above sea level (213ft-700ft) the abundance of underground water, streams and springs, a temperate climate, even rainfall and with a low level of disease. The main reason hardwoods grow here so well is mainly because of its own oak species and the careful selection by its managers for the centuries gone by and its current management. Attention to detail and the vast knowledge of the estate which only comes from constant learning of species in favourable conditions all now yield the superb woodland estate we have today. Since 1983 an agreed plan of planting of oaks and conifers has been carried out. The conifers nurse the oaks for up to thirty years and they are then thinned out with some oak to make way for the light which enhances the timber growth going forward.
Over the past thirty one years, the following timber management has taken place;
54,000 tonnes of commercial timber and 10,000 tonnes of firewood have been extracted.
300,000 young Oak, Ash Spanish Oak and Beech saplings have been planted.
700,000 young softwood saplings including Sitka spruce, Douglas fir and Larch have been planted.
The Shoot
The Shoot is known to be one of the best driven shoots in the country. There are some terrific stands which produce excellent sport and extremely high birds.
Currently 27,000 pheasant and 10,000 duck are released each year on the estate.
The Agricultural Lands
The Agricultural lands extend to approximately 101.1 hectares / 249.8 acres and are interspersed in 3 main areas around the estate and also benefit from the unique micro climate. These particular lands are of the finest quality and are generally in normal rotation ranging from corn and cereals to root crops and grass. They can also be used as fodder crops for the game birds.
Viewing
Viewing is by strict appointment only with the sole agent. Due to the nature of the Estate and the fact that it contains a shoot and tree felling, no viewings are to take place without prior consent of the agent.
