Description

25/09/2026 - 12:00 FOR SALE BY LIVE STREAM PROPERTY AUCTION, FRIDAY 25TH SEPTEMBER AT 12.00 NOON. You Must Pre-Register on Our Website by Thursday 24th to bid. Palmhill House, Cregmore, Claregalway, Co. Galway The unique property of Palmhill House is steeped in Irish history. It was built as a substantial agricultural holding in the mid-19th century. The original land has been divided over decades and the surrounding area built up to become a close-knit larger community mixed with small farms and beautiful homes for professional commuting families. It is located only a few minutes from Cregmore Primary School, Lackagh Village, including a supermarket and a health clinic, Cregmore Park Golf Club and other local amenities. The buildings on the property, including the main house, are now derelict but the potential for various developments is enormous. It would, of course, make a spectacular and substantial family home for a lucky candidate. The current owner, who is also an architectural designer, spent many years designing a new house and outbuildings as well as designing the garden layout, the larger park including existing and new stonework. That stonework included the substantial 2-meter double stone wall all along the adjusted southern boundary. Palmhill House sits on a wooded 3.76-acre parcel of land. The property still stands some of Cregmore area's oldest trees, which have been carefully minded by the owners. They are the last remnants of the extensive woods that at one time covered the whole extended area. The luscious 200-meter eastern boundary runs along Clare river which is full of salmon and trout. On the opposite shore, the Cregmore-Athenry Anglers have their meeting point just by the architecturally protected, 200-year-old Cregmore Bridge. This precious little fishing place by the bridge, was once visited by Senator Edward “Ted” Kennedy and his son during a retreat visit to Ireland in the 70s. The 93-kilometer-long Clare river is also treasured and frequented by kayakers. There are many other precious animals and wildlife enjoying this place too, but the tranquil, healing sound of the birds in the trees and Clare river flowing by, are some of the most divine features of this place. Imagine the luxury of waking up in the morning with a window open, hearing and smelling the absolute best Mother Nature has to offer. You will not easily find a paradise like Palmhill House this close to Galway city. It is most definitely one of the most exclusive and interesting places to be offered for sale East of the City for many years. OUTBUILDINGS Apart from the derelict main house, in the cobble stone courtyard, you will find a long stone barn covered by a historic roof with a peculiar story behind it. The rounded steel sheets come from an old war hangar in England. The steel sheets are numbered and give a lot of room for fantasy of old times. How it was acquired and how it got here was told but has since been forgotten. The stables is a substantial two-storey building which is also derelict now. THE GARDEN and PARK The garden once included a large orchard with multiple old apple trees. They were very overgrown when the current owners took over 20 yrs ago. They performed a calculated garden cleanup which left about 8 trees that still produce a large amount of fruit. The varieties have not been established. Numerous other shrubs and trees have been planted around the place. Knee high stone walls have been built around some of the older trees to protect roots and soil. All along the planned “new” driveway, another 50cm stone wall was built to join up with the new anticipated house layout. Walk paths, now overgrown, linger down from the yard towards the river where the owners planned to lay an evening “drinks terrace” by the riverside. The owners laid all the groundwork for an outdoor riding arena which would today easily convert into a tennis court or other hard surfaced area. A one-meter-high double stone wall was built around it too. A commercially sized well to supply water was bored in conjunction with the new house design plan but has been inactive for the last 17 yrs. With the ambition to take up architectural design again, the owner is more than willing to discuss and possibly share her existing intricate house, garden and park design, or to design and draw something wholly new for the new owners. That offer stands separate from the formal property purchase. The property may qualify for both the Vacant Property Refurbishment Grant (including the derelict property enhancement) and available SEAI energy-efficiency grants, subject to eligibility.
