Rental management may mean managing one apartment, or an entire portfolio of investment properties for and on behalf of a landlord.
We take responsibility for everything - viewings, negotiating with tenants, lease terms, carrying out repairs, inventory management, collecting the rent etc. Our objective is to maximise the yield from the property for you. We secure the highest market rents and keep the properties occupied virtually always - thus maximising the rental return and minimising costs of maintenance and void periods.
You will get excellent quality tenants, vetted and checked by us to ensure your property will always be looked after and respected but to be sure - as part of our service, we also regularly inspect your property to confirm that all is as it should be.
We are expert at avoiding any vacant periods and tenant changeovers, generally, are on the same day, so not even one day's rent will be missed.
And if that's not convincing you of the value of our service - we only charge a fee when the property is rented and occupied, so you have nothing to lose! (and our service is tax efficient and can be deducted from your tax as a legitimate expense).
Should anything go wrong in your property - you will not be disturbed. We work with a superb list of contractors who are efficient and cost effective. We let them in, we supervise the work and you do not get disturbed.
Generally our clients do not hear from us except, once a month you will receive a statement detailing all your income and expenditure activity which keeps you informed but also makes doing your tax return simple - just ask your accountants. We provide all the information necessary to minimise their work in completing your return to the revenue.
